Riads
Courtyard houses inside the walls, from fully restored to needing everything. We are clear about which of the two you are looking at.

For private buyers and private owners. One advisor from the first visit to the notary, and a file that holds up when someone reads it closely.
One advisor
The person who takes your first call stays on the file until the keys change hands.
Continuity
Checked first
Title, surface, permits and outstanding charges are read before you are asked to decide anything.
Diligence
Costs in writing
Notary fees, duties and our own fee are set out on paper before you commit to a property.
Transparency
Four languages
We work in English, French, Spanish and Arabic, in person in Marrakech or entirely remotely.
Access
None of this is an option or an extra. It is how every private file is run, whether you are buying a studio in Gueliz or selling a riad in the medina.
A purchase and a sale are different pieces of work with different risks. We keep them as two distinct tracks so you always know which step you are on and what is waiting on whom.
For buyers who want the search narrowed down before they get on a plane.
Use, budget, neighbourhood and the things you will not compromise on, written down before anyone books a viewing.
We send what fits and say plainly why the rest does not, including properties we would advise you against.
Viewings grouped over two or three days, with an advisor who has already walked every property on the list.
Land title, registered surface, permits, charges and the seller's authority to sell, checked before an offer goes out.
Offer, deposit agreement and deed, with the notary and the bank sequenced so nothing sits waiting on you.
For owners who want a realistic price and a buyer who actually completes.
A price built on what comparable homes have completed at, not on what similar homes are asking for.
Title, plans, tax position and works history gathered up front, so a serious buyer is never left waiting on paperwork.
Photography, plans and a written description in four languages, published on our site and sent to our own client list.
Funding and intent are checked before anyone is brought through your door, and viewings are grouped rather than constant.
Negotiation, deposit agreement, notary and handover, with one contact on your side and one on the buyer's.
Private residential property inside the walls of the medina and across the newer districts. Every listing is visited and documented by our team before it goes online.

Garden villas with pools and guest quarters, on titled land, a short drive from the new city and the airport.

Lock up and leave flats in the new city, within walking distance of schools, clinics and the shops you use every week.

Houses in the garden districts for families settling in Marrakech rather than visiting it, with room to grow into.

Talk to us about your property
Seasonal or long term, with the contracts, the guests and the local declarations handled here rather than by you.
Garden, pool, staff and repairs, coordinated by someone who can be standing at the property the same day.
An honest read on what your home would sell for today, whenever you ask, with no obligation to put it on the market.
General answers on ownership, notaries and timing. Your own file will have its own particulars, and we go through those with you before you commit.
Ask us directlyYes. Non residents may buy, hold and resell urban residential property in Morocco in their own name, and the main restriction concerns agricultural land. The sale is signed before a notary and registered with the land registry, which is what makes the ownership enforceable.
That the property carries a proper land title rather than an unregistered claim, that the registered surface matches what you visited, that any extension or pool has a permit, and that no mortgage, lien or inheritance dispute sits on the title. We ask for those documents before an offer goes out, not after.
The notary drafts the deed, verifies the title, collects the taxes and duties, and registers the transfer. The notary is neutral between the parties and is paid on a published scale. If you cannot travel, a power of attorney drawn up before a notary lets an appointed representative sign on your behalf. We prepare and follow the file, we do not replace the notary.
Once an offer is accepted, a clean file typically runs a matter of weeks between the deposit agreement and the deed. Files take longer when an inheritance has to be settled, a mortgage released, or a missing permit regularised first. We tell you early which of the two you are in.
Registration and land registry duties, notary fees on a published scale, and the agency fee. The rates depend on the property and on current law, so rather than quote a figure here we set out the actual costs for your file in writing before you commit.
On evidence: recent completed sales of comparable homes, the condition and title status of yours, and what is competing with it right now. We would rather give you a number you do not like than list high and leave the property sitting, because a stale listing costs you more than a realistic one.
One short conversation is usually enough to say whether we are the right agency for your purchase or your sale, and what a realistic timeline looks like.
